Infrared Roof Inspection
Infrared Roof Inspection

Roof leaks and moisture intrusions can be difficult to detect. With infrared roof inspection from Building Diagnostics Group, you can discover what is happening below the surface without damaging the roof system.

Founded in 2002, Building Diagnostics Group (BDG), headquartered in Atlanta, Georgia, specializes in the non-destructive detection, investigation, and resolution of water intrusions on multi-family, commercial, industrial and institutional buildings. We can handle any size project.

Credentials & Equipment

Robert Scherer, President of BDG, is certified in Advanced Building Diagnostics and is an ITC Certified Level III Thermographer with over 15 years of thermography experience in many different applications. Robert is also a Certified Indoor Environmentalist and Certified Mold Inspector. He has presented at building industry conferences and published white papers on specialty applications for the use of infrared thermography.

BDG uses only high-resolution FLIR SYSTEMS thermography equipment. All of our operators are also FAA-authorized commercial remote drone pilots. We have a current inventory of four drones specially equipped with high-resolution Zenmuse XT 640×512 radiometric infrared camera systems that are capable of producing high-resolution images and video.

We are FAA-authorized to perform nighttime aerial operations with an approved Daylight Operation Waiver under 14 CFR § 107.29. The waiver allows us to perform aerial infrared roof inspections throughout the United States.

Other state-of-the-art tools include the Tramex Dec Scanner™ which detects as little as 3% moisture content in most roof systems and moisture up to 3 inches below the roof surface.

Roof Inspection Services

BDG offers several types of roof inspection services depending on the roof type, location, and client needs. Our team can evaluate up to 300,000 SF of roof area in a single visit via our walk-over method, or evaluate millions of square feet by utilizing our aerial drone service.

Walk-over roof inspections: Our visual photographic inspection uses professional grade infrared camera equipment to capture high-resolution digital images. These images can be provided in a traditional PDF report format that outlines concerns found during the inspection and recommendations for proper repairs. They can also be uploaded to our cloud reporting platform to produce a large format stitched image or a 3D model that can easily be annotated, measured, and shared with other construction managers, building owners, or the appropriate repair personnel.

Aerial roof inspections: Our aerial drone thermal infrared roof inspections are ideal for determining active roof leaks during due diligence of commercial or multi-family property acquisitions and can significantly reduce the time and expense of commercial roof inspections when compared to conventional methods. This service is performed just after sunset to detect warm trapped moisture under the roofing membrane. We can detect otherwise unobservable areas of water damage without requiring roof access or causing disruption to the occupants of the building.

BDG provides a written inspection report that includes IR images and digital photos of each “anomaly” or fault found during our visit. By request, we can mark each suspect anomaly on the roof so it can easily be assessed and/or repaired by a licensed roofing company.

BDG routinely performs infrared roof inspection services throughout the United States. To receive a quote or learn more about our capabilities, please contact us at (888) 317-4568 to discuss your needs.
