Infrared inspections from Building Diagnostics Group can rapidly identify water intrusion problems in your multi-family, commercial, industrial or institutional building in Galveston, TX before they become more serious and expensive to repair.
Founded in 2002, Building Diagnostics Group (BDG) specializes in the non-destructive detection, investigation, and resolution of water intrusions on multi-family, commercial, industrial and institutional buildings. We can handle any size project.
Robert Scherer, President of BDG, has over 25 years of residential and commercial construction experience. He is certified in Advanced Building Diagnostics and a pioneer in the field of moisture intrusion and building defect investigations with the use of infrared thermography. He is also an ITC Certified Level III Thermographer with over 15 years of thermography experience, a Certified Indoor Environmentalist, and a Certified Mold Inspector.
Utilizing only high-resolution FLIR SYSTEMS thermography equipment (the highest-quality infrared equipment in the industry) and several camera systems designed for different uses, Robert and his highly trained team perform the most comprehensive non-destructive building investigations available today.
What is Infrared Thermography?
Infrared thermography (IR) employs specialized thermography cameras to measure the thermal energy emitted from an object. It can easily detect water penetrating a building envelope and is the only diagnostic tool that enables you to instantly identify abnormally warm or cool areas that indicate moisture intrusion, insulation deficiencies, and other energy losses.
BDG can identify potential hidden defects in many different cladding systems, and is often the first to identify signs of a potentially larger problem because water intrusion from the building exterior can take years to show up on the inside, at which point extensive damage has already been done.
We have performed inspection services on 300+ multi-family and commercial properties in excess of 50 million square feet. Our services have identified significant hidden building defects that have cost from $2 to $5 million dollars in underlying structural repairs.
Due Diligence Inspections
During due diligence inspections, every facet of a property is inspected, from the roof to the foundation and everything in-between. The primary benefit is that it gives a prospective buyer a thorough understanding of the condition of the property and allows the buyer to make informed decisions during a potential acquisition. This is arguably the most crucial part of the due diligence process. With such a significant potential investment on the line, due diligence is not where you want to cut corners.
Commercial Roof Surveys
Infrared roof inspections provide accurate observations of the condition of an existing roofing system. They are fast, affordable, non-destructive, and the ideal method of detecting otherwise unobservable areas of water damage during due diligence of commercial or multi-family property acquisitions. The BDG team can evaluate up to 300,000 SF of roof area in a single visit via our walk-over method, or millions of square feet by means of our aerial drone service.
Infrared inspections by Building Diagnostics Group can quickly identify costly hidden damage behind most commercial and multi-family building facades in Galveston, TX, and throughout the nation. Contact us today at (888) 317-4568 to explore our services.
