Infrared Building Inspections Dallas, Texas

Building Diagnostics Group, a multifaceted consulting firm, performs infrared building inspections of multi-family, commercial, industrial and institutional buildings in Dallas, Texas, and across the nation.

Building Diagnostics Group (BDG), founded in 2002, is an industry leader in the non-destructive detection, investigation, and resolution of water intrusions. Robert Scherer, President, is certified in Advanced Building Diagnostics and is an ITC Certified Level III Thermographer with more than 15 years of thermography experience in a wide range of applications.

Our highly trained team of professionals uses only high-resolution FLIR SYSTEMS thermography equipment with several different camera systems, including a Zenmuse XT 640×512 resolution radiometric infrared camera, each for a specific use and calibrated for specific targets.

Our expertise in infrared building science and water testing procedures enables us to identify the cause and origin of most building failures.

Infrared Inspection Services

Commercial roof surveys: Infrared roof inspections provide accurate observations of the condition of an existing roofing system. They are fast, affordable, non-destructive, and the ideal method of detecting otherwise unobservable areas of water damage during due diligence of commercial or multi-family property acquisitions. The BDG team can evaluate up to 300,000 SF of roof area in a single visit via our walk-over method, or millions of square feet by means of our aerial drone service.

Exterior building inspections: BDG inspects building exterior wall systems for water intrusions that may have damaged the exterior sheathing and/or structural components, and effectively identifies potential hidden defects. Infrared imaging can be used for many different cladding systems, from single coat stucco systems, to Exterior Insulation Finish Systems (EIFS), to siding. These exterior building surveys are extremely fast and cost-effective. BDG can typically evaluate 10 to 15 low-rise apartment buildings in just a few days on site.

Interior building inspections: Infrared thermography is by far the best method for documenting a water loss or water intrusion event.  With our extensive knowledge and use of high resolution infrared cameras, BDG can quickly pinpoint the exact location of interior water intrusions with little or no physical disassembly of the premises and with minimal disturbance to the occupants. Even if the building materials are dry by the time of our inspection, we can visually document the areas that were affected to provide a true representation of actual damage.

Cell Fill (CMU) evaluations: Concrete Masonry Walls (CMU), commonly referred to as concrete block walls, are not structurally sound without proper rebar and grouting. Grouting ties the blocks, the rebar, and the entire wall system together. Without proper grouting, concrete walls are dangerous. Infrared technology is a fast, inexpensive, and accurate method of quality control for grouted masonry and also provides photo documentation of the project. BDG has performed hundreds of cell fill inspections. We have the expertise, knowledge, and experience to accurately detect deficiencies and document the structural integrity of even the most difficult projects.

Building Diagnostics Group performs these and other infrared building inspections in Dallas, Texas, and across the nation, and can handle any size project. Please get in touch with us at (888) 317-4568 to discuss the details of your next project.
