Apartment Building Inspections

Apartment building inspections by Building Diagnostics Group can determine the true condition of the structure and its systems. Because water intrusion from a building exterior can take years to show up on the interior, our infrared inspections are often the first to identify signs of potentially costly problems.

Building Diagnostics Group (BDG) is a multifaceted consulting firm that specializes in infrared building science, aerial thermography, and water testing procedures that enable us to identify the cause and origin of most roof and building failures.

Robert Scherer, President of BDG, is certified in Advanced Building Diagnostics and is an ITC Certified Level III Thermographer, a Certified Indoor Environmentalist and Certified Mold Inspector. He has presented at building industry conferences and published white papers on specialty applications for the use of infrared thermography.

Drawing upon 15 years of thermography experience in many different applications, Robert and his team of investigators are experts in the non-destructive detection, investigation, and resolution of water intrusions on multi-family, commercial, industrial and institutional buildings.

Infrared Inspections

Whether hired directly or as part of an engineering team, BDG’s highly trained professionals provide the highest quality infrared and digital imagery in the industry.

We use only high-resolution FLIR SYSTEMS thermography equipment and utilize several different camera systems, including a Zenmuse XT 640×512 resolution radiometric infrared camera, each for a specific use and calibrated for specific targets, and perform a wide range of infrared inspection and water penetration testing services, including:

Exterior building inspections – We thoroughly evaluate the exterior wall system of buildings for water intrusions that may have damaged the exterior sheathing and/or structural components to effectively identify potential hidden defects.

Interior building inspections – Infrared inspections enable BDG to quickly pinpoint the exact location of water intrusions with little or no physical disassembly of the premises and with minimal disturbance to the occupants.

Commercial roof surveys – Infrared roof inspections are a non-contact and non-destructive testing method to determine active roof leaks. The infrared camera allows a professional thermographer to scan large areas of the roof from a distance.

EIFS inspections – Using industry standard inspection techniques and our high-resolution infrared thermography, BDG can identify sources of moisture intrusion in the structural cavities and framing of any structure with EIFS or Stucco cladding.

Energy audits – Identify and address areas where heat loss and moisture intrusion are negatively impacting the apartment building’s performance with infrared inspection of commercial structures and HVAC systems.

Electrical inspections – Infrared inspections enable BDG to rapidly identify electrical problems before they fail, allowing them to be documented and corrected before becoming more serious and more expensive to repair.

BDG has performed inspection services on 300+ multi-family properties and apartment buildings in excess of 50 million square feet. Our services have identified significant hidden building defects that have cost from $2 to $5 million dollars in underlying structural repairs. We perform thorough and accurate surveys on large properties in days, not weeks. For example, we can evaluate 10 to 15 low-rise apartment buildings in just a few days on site.
