Multi-Family Building Inspections

All properties experience natural and manmade deterioration, but multi-family properties and apartment buildings are more complex and have more systems and features than other types of properties.

The most useful inspections uncover the true condition of the property including all of the major systems, such as roofing, plumbing, electrical, HVAC, and structure. Consequently, it’s important to hire a company with extensive experience in the construction, maintenance and inspection of commercial buildings. 

Infrared inspections detect temperature variations in the components of a building envelope, such as the roof (which is intended as a weather-tight skin); windows (which should admit sunlight but keep rain out); walls (which should create a rain and heat/cold shield); foundations (which are intended to keep water and frost out); and other hidden places. Inspections can reveal small defects, such as moisture leaks, energy loss and electrical malfunctions, before they escalate into major crises.

Upon completion of your inspection, BDG will deliver a comprehensive narrative report of our findings with deficiencies identified, photos of the deficiencies to provide visual evidence of the building’s condition that can be viewed in digital or hard-copy format, and recommendations for replacement and repair.

Case Study

Robert Scherer, President of BDG, presented and published a white paper on “Infrared Thermography for Exterior Cladding Systems” based on an inspection in Jacksonville, Florida, during which our highly specialized team discovered more than $1.8 million dollars in hidden sheathing damage in 18 of 25 multi-family apartment buildings.

The apartment complex had recently undergone a complete exterior paint and sealant renovation and appeared to be in above-average condition. While the renovations made the buildings appear new, our inspection found that this was not the case. Our final report gave our client, the prospective buyer of the complex, the ability to successfully negotiate repairs before closing the deal.
