Building Diagnostics Group has performed infrared inspections on multi-family and commercial properties in Portland, OR, inspecting in excess of over 75 million square feet nationwide.
Knowing as much as possible about a building envelope provides the critical information prospective buyers and investors need to identify costly hidden damage or validate a sound investment. This makes infrared inspections an extremely cost-effective part of the decision-making process.
Building Diagnostics Group (BDG), headquartered in Atlanta, Georgia, is a multifaceted consulting firm that specializes in the non-destructive detection, investigation, and resolution of water intrusions on buildings throughout the nation. Our expertise in infrared building science and water testing procedures enables us to identify the cause and origin of most building failures.
About Thermal Inspection
Thermography provides a means for viewing building systems under normal operating conditions to identify abnormally warm or cool areas that indicate moisture intrusion, insulation deficiencies and other energy losses.
Infrared inspection (or IR thermography) is a passive and cost-effective heat-sensing technique that can “see” and “measure” the thermal energy, also known as a heat signature, emitted by an object even when it cannot be detected with the human eye.
Heat emissions are captured by a thermal imaging device (or thermal camera) that can detect the smallest changes in temperature of an object. As the heat moves outward from the object, the thermal camera “sees” it and translates the thermal energy (heat) into visible light in order to analyze a particular object.
After inspection, the thermographer interprets the infrared data and provides clients with a comprehensive report. High-resolution digital images can be provided in a traditional PDF report format that outlines concerns found during the inspection and recommendations for proper repairs or can be uploaded to BDG’s cloud reporting platform to be viewed, annotated, measured and shared.
Our infrared inspection services include, but are not limited to:
- Due Diligence Inspections – During this type of inspection, every facet of a property is inspected from the roof to the foundation and everything in-between. The primary benefit is that it provides a thorough understanding of the property condition and allows the buyer to make informed decisions during a potential acquisition.
- Exterior building inspections – BDG can thoroughly evaluate a building’s exterior wall system for water intrusions that may have damaged the exterior sheathing and/or structural components and effectively identify potential hidden defects. Infrared imaging can be used for many different cladding systems, from single coat stucco systems, to Exterior Insulation Finish Systems (EIFS), to siding.
- Commercial roof surveys – Infrared roof inspections are fast, affordable, non-destructive, and the ideal method of detecting otherwise unobservable areas of water damage. The BDG team can evaluate up to 300,000 SF of roof area in a single visit via our walk-over method, or millions of square feet by means of our aerial drone service.
