Infrared Inspections for Commercial Roofing Systems
Infrared Inspections for Commercial Roofing Systems

Conventional inspections of commercial roofing systems require a time-consuming grid-type contact search that involves drilling holes (core sampling) in the roof membrane. Take advantage of infrared inspections by Building Diagnostics Group that provide non-destructive and far more accurate observations of the condition of an existing roofing system.

Building Diagnostics Group (BDG) is a multifaceted consulting firm, founded in 2002, that specializes in infrared building science, aerial thermography, and water testing procedures that enable us to identify the cause and origin of most roof and building failures.

Robert Scherer, President of BDG, is an ITC Certified Level III Thermographer with over 15 years of thermography experience who is certified in Advanced Building Diagnostics. He is also a Certified Indoor Environmentalist and Certified Mold Inspector. He and his highly skilled team of specialists provide the most comprehensive non-destructive building investigations available today.

BDG can evaluate up to 300,000 SF of roof area in a single visit via our walk-over method, or evaluate millions of square feet by utilizing our aerial drone service. We are authorized by the FAA to perform nighttime aerial drone operations with an approved Daylight Operation Waiver under 14 CFR § 107.29, which allows us to perform aerial infrared roof inspections throughout the United States.

Walk-Over Roof Inspections

BDG’s visual photographic roof inspections use professional grade infrared camera equipment to capture high-resolution digital images. We can provide these images in a traditional PDF report format that outlines concerns found during the inspection and recommendations for proper repairs, or upload them to our cloud reporting platform which produces a large format stitched image or a 3D model that can easily be annotated, measured, and shared with other construction managers, building owners, or the appropriate repair personnel.

Aerial Infrared Roof Inspections

BDG’s aerial drone thermal infrared roof inspections are ideal for determining active roof leaks during due diligence of commercial or multi-family property acquisitions and can significantly reduce the time and expense of commercial roof inspections when compared to conventional methods. This thermal imaging service is performed just after sunset to detect warm trapped moisture under the roofing membrane. We can detect otherwise unobservable areas of water damage without requiring roof access or causing disruption to the occupants of the building.

BDG offers services in several different roles. We often work with engineering firms during the due diligence process of an acquisition. We are typically the first to inspect the roof and exterior of a property, providing insight about the overall condition and the need, if any, for additional services to complete the due diligence evaluation.

Many commercial and multi-family properties contract us to perform annual inspections to proactively protect their investments. We are also used in conjunction with litigation and insurance claims to either provide details as to the extent of the claim or provide bid specification for remedial actions.
