As a multifaceted consulting firm, Building Diagnostics Group is uniquely qualified to perform exterior facade inspections on multi-family, commercial, industrial and institutional buildings that identify unsafe conditions, hidden deterioration, and water-tightness.
About Us
Building Diagnostics Group (BDG) offers vast experience in the non-destructive detection, investigation, and resolution of water intrusions. We perform field-testing procedures to evaluate the performance of installed windows, doors, storefronts, curtain walls, sloped glazing systems, skylights, ribbon windows, and exterior building facades for new construction quality assurance and to diagnose the cause of water intrusions.
Robert Scherer, President of BDG, is certified in Advanced Building Diagnostics and is an ITC Certified Level III Thermographer with more than 15 years of thermography experience in a wide range of applications. He has presented at building industry conferences and published white papers on specialty applications for the use of infrared thermography.
About Our Services
Field testing for water penetration will determine the quality of subcontractors’ work, provide accountability, and ensure that proper specifications were followed during the construction process.
On new buildings, we perform baseline water testing to determine if fenestrations (windows/doors/penetrations) are properly flashed and sealed to prevent water infiltrations, typically testing 20% of the fenestrations at a property.
BDG utilizes professional testing equipment that is calibrated to each specific testing standard for accurate results. Our field consultants are properly trained and knowledgeable in all industry standards and testing protocols from the American Architectural Manufacturers Association (AAMA) and the American Society for Testing and Materials (ASTM).
Our specialty is water damage cause and origin investigations. We use specialized calibrated water spray rack equipment to recreate reported water intrusions and accurately identify failure points in the building envelope.
We can recreate a simulated rainfall event in a controlled manner to find the exact source of the water infiltration, a procedure sometimes referred to as forensic water infiltration testing. Our testing equipment is highly portable, so we can perform this service anywhere.
BDG can also perform modified testing procedures utilizing our high-resolution infrared camera equipment to identify water intrusions non-destructively. This can be used to identify potential failures without expensive destructive testing, as most of the standardized testing requires disassembly of the building components. We generally use this testing procedure in all non-litigation projects.
Our highly trained team provides the highest quality infrared and digital imagery in the industry. We use only high-resolution FLIR thermography equipment and utilize several different camera systems, including a Zenmuse XT 640×512 resolution radiometric infrared camera, each for a specific use and calibrated for specific targets.
Understanding the differences between testing standards can be a daunting task.
