Building Diagnostics Group performs exterior building inspections to help clients in Des Moines, Iowa, and across the nation, identify areas of water intrusions that may have damaged the building’s exterior sheathing and/or structural components.
Traditional building inspection techniques involve drilling holes in walls, removing whole sections of walls to install inspection ports, and other invasive and time-consuming techniques. With infrared technology, there is no need for these destructive testing methods.
As a multifaceted consulting firm, Building Diagnostics Group (BDG), founded in 2002, specializes in infrared building science, aerial thermography, and water testing procedures that enable us to identify the cause and origin of most roof and building failures.
About Infrared Thermography (IR)
Infrared thermography (IR) is the use of specialized equipment (infrared cameras, also known as thermal imaging devices) to measure the thermal energy emitted from an object. Thermal energy is light that is not visible because its wavelength is too long to be detected by the human eye.
Due to the temperature differences between wet building materials and adjacent dry materials, infrared thermography is the only diagnostic tool that instantly detects whether water has penetrated a building envelope.
BDG’s expertise is in multi-family and commercial building facade evaluations. With our proven inspection techniques and high-resolution infrared thermography, we can rapidly identify costly hidden damage behind most facades.
We provide the highest quality infrared and digital imagery in the industry. We use only high-resolution FLIR SYSTEMS thermography equipment and utilize several different camera systems, including a Zenmuse XT 640×512 resolution radiometric infrared camera, each for a specific use and calibrated for specific targets.
We have the ability to identify potential hidden defects in many different cladding systems, from single coat stucco systems to Exterior Insulation Finish Systems (EIFS) to siding. Because water intrusion from the building exterior can take years to show up on the interior, at which point extensive damage has already been done, BDG is often the first to identify signs of larger, potentially very costly, problems.
BDG is capable of performing thorough inspections on large properties in days rather than weeks. We can usually evaluate 10 to 15 low-rise apartment buildings in just a few days on site. Our infrared inspections are typically non-destructive and will not disturb the building’s occupants.
Upon completion of your building survey, we deliver a comprehensive narrative report of our findings with deficiencies identified, photos of the deficiencies to provide visual evidence of the building’s condition that can be viewed in digital or hard-copy format, and recommendations for replacement and repair.
