Charlotte Thermal Roof Inspections
Charlotte Thermal Roof Inspections

The average life span of your commercial roof in Charlotte is seven to ten years, but it can last up to 20 years if correctly installed and properly maintained. Thermal roof inspections by Building Diagnostics Group will help prevent unexpected issues from roof leaks.

Building Diagnostics Group (BDG) is a multifaceted consulting firm that specializes in the non-destructive detection, investigation, and resolution of water intrusions on multi-family, commercial, industrial and institutional buildings across the nation. Our expertise in infrared building science and water testing procedures enables us to identify the cause and origin of most roof and building failures.

About Thermal Inspection

Infrared inspection (or IR thermography) is a passive and cost-effective heat-sensing technique that can “see” and “measure” thermal energy, also known as a heat signature, emitted by an object even when it cannot be detected with the human eye.

Heat emissions are captured by a thermal imaging device (or thermal camera) that can detect the smallest changes in temperature of an object. As the heat moves outward from the object, the thermal camera “sees” it and translates the thermal energy (heat) into visible light in order to analyze a particular object.

After inspection, the thermographer interprets the infrared data and provides clients with a comprehensive report. High-resolution digital images can be provided in a traditional PDF report format that outlines concerns found during the inspection and recommendations for proper repairs or can be uploaded to BDG’s cloud reporting platform to be viewed, annotated, measured and shared.

Walk-Over Inspections

BDG’s visual photographic roof inspections use professional grade infrared camera equipment to capture high-resolution digital images. The inspector systematically walks the low slope roof, typically at night, looking for normally invisible cooler areas that are typical of wet insulation, ensuring that the entire surface is inspected.

Aerial Inspections

BDG’s aerial drone thermal infrared roof inspections can significantly reduce the time and expense of commercial roof inspections in comparison to conventional methods. We perform this service just after sunset to detect warm trapped moisture under the roofing membrane. Our infrared roof inspections will catch minor moisture penetrations before they have a chance to escalate into costly repairs.

Choose a Qualified Thermographer

Infrared cameras produce images of raw data, and proper interpretation requires training and years of experience. High-resolution camera systems can detect even the slightest thermal patterns, but low resolution or low-cost cameras are less sensitive. Before you choose your thermographer, check their credentials and ensure they have the proper equipment and expertise to perform your inspection.

The President of BDG, Robert Scherer, has over 25 years of residential and commercial construction experience and is a pioneer in the field of moisture intrusion and building defect investigations with the use of infrared thermography. He is a Certified Indoor Environmentalist, Certified Mold Inspector, an ITC Certified Level III Thermographer with over 15 years of thermography experience and is certified in Advanced Building Diagnostics.

Utilizing only high-resolution FLIR SYSTEMS thermography equipment, the highest-quality infrared equipment in the industry, and several camera systems designed for different uses, the highly trained BDG team provides the most comprehensive non-destructive building inspections available today.
