About Thermal Imaging

Thermal imaging, also called infrared thermography (IR), is a method of measuring the thermal energy emitted from an object using specialized equipment. Thermal energy is light that is not visible because its wavelength is too long to be detected by the human eye.

Infrared roof inspections work on the principle that different materials in the roof have different thermal masses. In the daytime, the sun heats the roof structure. When the sun sets, the roof begins to cool. If there is a leak in the roofing membrane, the insulation inside the roof will become wet.

The wet insulation has a higher thermal mass than the rest of the dry roof structure. This difference means that the “wet” areas will maintain heat energy longer than other areas, providing the infrared thermographer with a clear picture of damaged areas.

BDG’s skilled team of professionals exclusively uses infrared camera equipment from FLIR, the world’s leader in infrared technology. This high-resolution specialty thermography equipment has made us one of the nation’s leaders in building science thermography.

Our state-of-the-art tools include the Tramex Dec Scanner™ which detects as little as 3% moisture content in most roof systems and moisture up to 3 inches below the roof surface.

Walk-Over Roof Inspections

BDG’s visual photographic roof inspections use professional grade infrared camera equipment to capture high-resolution digital images. The inspector systematically walks the low slope roof, typically at night, looking for normally invisible cooler areas that are typical of wet insulation, ensuring that the entire surface is inspected.

Aerial Roof Inspections

BDG’s aerial drone thermal infrared roof inspections can significantly reduce the time and expense of commercial roof inspections in comparison to conventional methods. We perform this service just after sunset to detect warm trapped moisture under the roofing membrane. Our infrared roof inspections will catch minor moisture penetrations before they have a chance to escalate into costly repairs.

BDG is also authorized by the FAA to perform nighttime aerial operations with an approved Daylight Operation Waiver under 14 CFR § 107.29, which allows us to perform aerial infrared roof inspections throughout the United States.

Upon completion of the roof inspection, BDG reviews and analyzes the data and digital images we collected and create a comprehensive project report that details the problems and anomalies encountered. Our reports also provide the technical details your roof repair vendors will need to fix them.
