Property Condition Assessment
Property Condition Assessment

When performing due diligence on a potential acquisition or preparing for a capital improvement, Building Diagnostics Group performs Property Condition Assessments (PCAs) to help clients understand the current condition of a commercial property.

About Building Diagnostics Group

Building Diagnostics Group (BDG) is a multifaceted consulting firm that specializes in infrared building science, aerial thermography, and water testing procedures that enable us to identify the cause and origin of most roof and building failures.

Robert Scherer, President of BDG, is certified in Advanced Building Diagnostics and is an ITC Certified Level III Thermographer, a Certified Indoor Environmentalist and Certified Mold Inspector. He has presented at building industry conferences and published white papers on specialty applications for the use of infrared thermography.

Drawing upon 15 years of thermography experience in many different applications, Robert and his team of investigators are experts in the non-destructive detection, investigation, and resolution of water intrusions on multi-family, commercial, industrial and institutional buildings.

Infrared Inspections

Whether hired directly or as part of an engineering team, BDG’s highly trained professionals provide the highest quality infrared and digital imagery in the industry in conjunction with Property Condition Assessments.

We have extensive knowledge of most building systems and specialize in forensic water intrusion investigations. This allows us to not only properly test fenestrations on new construction projects, but also to pinpoint the cause of a failure, if there is one, and provide accurate recommendations to achieve successful testing results.

We use only high-resolution FLIR SYSTEMS thermography equipment and utilize several different camera systems, including a Zenmuse XT 640×512 resolution radiometric infrared camera, each for a specific use and calibrated for specific targets.

BDG has the knowledge and expertise to perform a wide range of infrared inspection and water penetration testing services, including:

Exterior building inspections – We thoroughly evaluate the exterior wall system of buildings for water intrusions that may have damaged the exterior sheathing and/or structural components to effectively identify potential hidden defects.

Interior building inspections – Infrared inspections enable BDG to quickly pinpoint the exact location of water intrusions with little or no physical disassembly of the premises and with minimal disturbance to the occupants.

Commercial roof surveys – Infrared roof inspections are a non-contact and non-destructive testing method to determine active roof leaks. The infrared camera allows a professional thermographer to scan large areas of the roof from a distance.

Cell fill (CMU) evaluations – If voids are present in the grouted cells of concrete block walls, water can collect, corrode and jeopardize structural integrity. BDG uses infrared technology to survey masonry walls to find deficiencies in the structural components.

EIFS inspections – Using industry standard inspection techniques and our high-resolution infrared thermography, BDG can identify sources of moisture intrusion in the structural cavities and framing of any structure with EIFS or Stucco cladding.
