He has presented at building industry conferences and published white papers on specialty applications for the use of infrared thermography.

Drawing upon 15 years of thermography experience in many different applications, Robert and his team of investigators are experts in the non-destructive detection, investigation, and resolution of water intrusions on multi-family, commercial, industrial and institutional buildings.

What is a Property Condition Assessment?

Few properties are in perfect condition. A Property Condition Assessment (PCA) is an inspection of an asset that identifies physical defects and deferred maintenance issues that could potentially affect its value.

Upon completion of the building inspection, we deliver a comprehensive narrative report of our findings with deficiencies identified, photos of the deficiencies to provide visual evidence of the building’s condition that can be viewed in digital or hard-copy format, and recommendations for replacement and repair.

Inspection reports can be customized to meet a client’s requirements based on how the report will be used and its intended audience.

When you are looking for a reliable assessment of the physical condition of commercial property you intend to purchase, invest in, sell or insure, a Property Condition Survey from BDG can identify costly hidden damage or validate a sound investment.

Infrared Inspections

Whether hired directly or as part of an engineering team, BDG’s highly trained professionals provide the highest quality infrared and digital imagery in the industry in conjunction with Property Condition Assessments.

We use only high-resolution FLIR SYSTEMS thermography equipment and utilize several different camera systems, including a Zenmuse XT 640×512 resolution radiometric infrared camera, each for a specific use and calibrated for specific targets, and perform a wide range of infrared inspection and water penetration testing services, including:

Exterior building inspections – We thoroughly evaluate the exterior wall system of buildings for water intrusions that may have damaged the exterior sheathing and/or structural components to effectively identify potential hidden defects.

Interior building inspections – Infrared inspections enable BDG to quickly pinpoint the exact location of water intrusions with little or no physical disassembly of the premises and with minimal disturbance to the occupants.

Commercial roof surveys – Infrared roof inspections are a non-contact and non-destructive testing method to determine active roof leaks. The infrared camera allows a professional thermographer to scan large areas of the roof from a distance.

EIFS inspections – Using industry standard inspection techniques and our high-resolution infrared thermography, BDG can identify sources of moisture intrusion in the structural cavities and framing of any structure with EIFS or Stucco cladding.
