What is a Property Condition Assessment?

A Property Condition Assessment (PCA) is the inspection of an asset that identifies any physical defects and deferred maintenance issues that could potentially affect its value.

Few properties are in perfect condition, and a PCA is a cost-effective way to help you determine the condition of a property you intend to purchase, invest in, sell or insure, and what it will cost to maintain it in the coming years. 

Lenders typically require PCAs (also called Property Condition Reports or Commercial Building Inspections) as part of their underwriting process. Buyers and developers use them to minimize their investment risks. Property managers use PCAs to budget maintenance costs for their capital planning.

During the property assessment, the consultant starts with a preliminary review of available drawings, specifications, reports and records related to the property. Interviews are conducted to learn about the building’s history, maintenance, and site improvements.

The inspector visits the site and spends several hours or days doing a walk-through of the property and inspecting the building envelope, the roof, structural systems, HVAC systems, electrical systems, plumbing and more.
