Multi-Family Apartment Building Inspections
Multi-Family Apartment Building Inspections

Building Diagnostics Group specializes in non-invasive infrared inspections of multi-family apartment buildings and other commercial, industrial and institutional buildings for the purpose of detecting, investigating and resolving water intrusions and reducing the risk of costly surprises.

Building Diagnostics Group (BDG), headquartered in Atlanta, Georgia, is a multifaceted consulting firm with extensive expertise in infrared building science and water testing procedures that enable us to identify the cause and origin of most building failures.

Our skilled team of professionals exclusively uses infrared camera equipment from FLIR, the world’s leader in infrared technology. This high-resolution specialty thermography equipment has made us one of the nation’s leaders in building science thermography.

About Infrared Inspection

Traditional building inspection techniques involve drilling holes in walls, removing whole sections of walls to install inspection ports, and other time-consuming and invasive techniques. Using infrared technology, there is no need for these destructive testing methods.

Infrared inspection (or thermography) is a passive and cost-effective heat-sensing technique used to “see” and “measure” the thermal energy emitted by objects that cannot be detected by the human eye.

Thermography provides a means to view systems (electrical, mechanical, building envelopes) under normal operating conditions to identify abnormally warm or cool areas that indicate moisture intrusion, insulation deficiencies and other energy losses.

BDG can rapidly identify costly hidden damage behind most multi-family and commercial building facades. This provides the owner or purchaser with an accurate understanding of the building’s structural integrity in order to make informed decisions.

Multi-Family Infrared Inspection Services

Infrared thermography is a powerful investigative tool in applications such as:

Commercial roof surveys –Roof inspections by BDG are fast and affordable and will pinpoint problem areas in need of repair to help you avoid expensive roof replacements. Our team can evaluate up to 300,000 SF in a single visit via our walk-over method, or millions of square feet with our aerial drone service.

Exterior building inspections – We can thoroughly evaluate a building’s exterior wall system for water intrusions that may have damaged the exterior sheathing and/or structural components and effectively identify potential hidden defects.

Interior building inspections – With our extensive knowledge and use of high resolution infrared cameras, we can quickly pinpoint the exact location of water intrusions with little or no physical disassembly of the premises and with minimal disturbance to occupants.

Cell Fill (CMU) evaluations – Concrete Masonry Walls (CMU), commonly referred to as concrete block walls, are not structurally sound without proper rebar and grouting. Infrared technology is the best tool for surveying a masonry wall to find deficiencies in the structural components.

EIFS inspections – Infrared inspections of structures with EIFS or stucco cladding will identify moisture retention and leaks behind walls, over ceilings, and under floors that is often impossible to detect until the problem is serious and visible to the naked eye

Energy audits – Identify and address areas where heat loss and moisture intrusion are negatively impacting building performance with infrared inspection of commercial structures and HVAC systems.

Electrical inspections – Infrared inspections enable BDG to rapidly identify electrical problems before they fail, allowing them to be documented and corrected before becoming more serious and more expensive to repair.
