Infrared Roof Leak Detection
Infrared Roof Leak Detection

A roof leak can be impossible to detect until the problem is excessive and visible to the naked eye. Building Diagnostics Group conducts infrared roof leak detection of commercial, industrial and multifamily roofing systems.  Our expertise in infrared building science and water testing procedures enables us to identify the cause and origin of most building failures.

Building Diagnostics Group (BDG) is a multifaceted consulting firm with extensive experience in the non-destructive detection, investigation, and resolution of water intrusions. Our highly trained team has the knowledge and ability to perform a wide range of thermal imaging inspections locally, regionally and nationwide and can handle any size project.

BDG can work with you during the due diligence process of an acquisition. We are also used in litigation and insurance claims to either provide details as to the extent of the claim or provide bid specification for remedial actions. Many commercial and multi-family properties contract us to perform annual inspections to proactively protect their investments.

About Infrared Inspection

Infrared inspection (or IR thermography) is a passive and cost-effective heat-sensing technique that can “see” and “measure” thermal energy, also known as a heat signature, emitted by an object even when it cannot be detected with the human eye.

Heat emissions are captured by a thermal imaging device (or thermal camera) that can detect the smallest changes in temperature of an object. As the heat moves outward from the object, the thermal camera “sees” it and translates the thermal energy (heat) into visible light in order to analyze a particular object.

After inspection, the thermographer interprets the infrared data and provides clients with a comprehensive report. High-resolution digital images can be provided in a traditional PDF report format that outlines concerns found during the inspection and recommendations for proper repairs or can be uploaded to BDG’s cloud reporting platform to be viewed, annotated, measured and shared.

Roof Inspection Services

BDG offers several types of roof inspection services depending on the roof type, location, and client needs:

Walk-Over Inspections: BDG’s visual photographic roof inspections use professional grade infrared camera equipment to capture high-resolution digital images. The inspector systematically walks the low slope roof, typically at night, looking for normally invisible cooler areas that are typical of wet insulation, ensuring that the entire surface is inspected.

Aerial Inspections: BDG’s aerial drone thermal infrared roof inspections can significantly reduce the time and expense of commercial roof inspections in comparison to conventional methods. We perform this service just after sunset to detect warm trapped moisture under the roofing membrane. Our infrared roof inspections will catch minor moisture penetrations before they have a chance to escalate into costly repairs.

BDG is FAA-authorized to perform nighttime aerial operations with an approved Daylight Operation Waiver under 14 CFR § 107.29. The waiver allows us to perform aerial infrared roof inspections throughout the United States.
