Infrared Inspections in Austin, TX
Infrared Inspections in Austin, TX

Building Diagnostics Group, headquartered in Atlanta, Georgia, is an industry leader in infrared building inspections of multi-family, commercial, industrial and institutional buildings in Austin, TX, and across the nation.

Building Diagnostics Group (BDG) is a multifaceted consulting firm, founded in 2002, that specializes in infrared building science, aerial thermography, and water testing procedures that enable us to identify the cause and origin of most roof and building failures.

We offer services in a variety of different roles, often working with engineering firms during the due diligence process of an acquisition. We are typically the first to inspect the exterior of a property, providing insight about the overall condition and the need, if any, for additional services to complete the due diligence evaluation.

Infrared Inspection Services

Commercial roof surveys: Infrared roof inspections provide accurate observations of the condition of an existing roofing system. They are fast, affordable, non-destructive, and the ideal method of detecting otherwise unobservable areas of water damage during due diligence of commercial or multi-family property acquisitions. The BDG team can evaluate up to 300,000 SF of roof area in a single visit via our walk-over method, or millions of square feet by means of our aerial drone service.

Interior building inspections: Infrared thermography is by far the best method for documenting a water loss or water intrusion event.  With our extensive knowledge and use of high-res infrared cameras, BDG can quickly pinpoint the exact location of interior water intrusions with little or no physical disassembly of the premises and with minimal disturbance to the occupants. Even if the building materials are dry by the time of our inspection, we can visually document the areas that were affected to provide a true representation of actual damage.

Exterior building inspections: BDG inspects building exterior wall systems for water intrusions that may have damaged the exterior sheathing and/or structural components, and effectively identifies potential hidden defects. Infrared imaging can be used for many different cladding systems, from single coat stucco systems, to Exterior Insulation Finish Systems (EIFS), to siding. These exterior building surveys are extremely fast and cost-effective. BDG can typically evaluate 10 to 15 low-rise apartment buildings in just a few days on site.

Cell Fill (CMU) evaluations: Concrete Masonry Walls (CMU), commonly referred to as concrete block walls, are not structurally sound without proper rebar and grouting. Grouting ties the blocks, the rebar, and the entire wall system together. Infrared technology is a fast, inexpensive, and accurate method of quality control for grouted masonry and also provides photo documentation of the project. BDG has performed hundreds of cell fill inspections and can accurately detect deficiencies and document the structural integrity of even the most difficult projects.

EIFS Inspections: Moisture retention and leaks behind walls, over ceilings, and under floors is often impossible to detect until the problem is serious enough to become visible to the naked eye. BDG’s water infiltration analysis, pre-purchase, and construction services provide moisture analysis of any structure with exterior insulating finish systems (EIFS) or stucco cladding to find excessive moisture content in the structural cavities and framing.
