Infrared Building Inspections Durham, North Carolina
Infrared Building Inspections Durham, North Carolina

Infrared building inspections have saved clients in Durham, North Carolina and throughout the U.S. thousands of dollars by uncovering deficient areas within their buildings, such as moisture within walls, insulation and other building material that indicate leaking pipes, condensation issues, and other problems.

Building Diagnostics Group (BDG), headquartered in Atlanta, Georgia, is a multifaceted consulting firm that specializes in the detection, investigation, and resolution of water intrusions on multi-family, commercial, industrial and institutional buildings throughout the nation. Our expertise in infrared building science and water testing procedures enables us to identify the cause and origin of most building failures.

We offer services in a variety of different roles, often working with engineering firms during the due diligence process of an acquisition. We are typically the first to inspect the exterior of a property, providing insight about the overall condition and the need, if any, for additional services to complete the due diligence evaluation.

What is Infrared Thermography?

Infrared thermography (IR) is the science of infrared imaging. It is a passive and cost-effective heat-sensing technique used to “see” and “measure” the thermal energy emitted by objects that cannot be detected by the human eye.

Thermography provides a means for viewing building systems under normal operating conditions to identify abnormally warm or cool areas that indicate moisture intrusion, insulation deficiencies and other energy losses.

Utilizing only high-resolution FLIR SYSTEMS thermography equipment, the highest quality infrared equipment in the industry, and several camera systems designed for different uses, the highly trained BDG team provides the most comprehensive non-destructive building investigations available today.

Those investigations include:

Exterior Building Inspections – Infrared imaging allows us to thoroughly evaluate a building’s exterior wall system for water intrusions that may have damaged the exterior sheathing and/or structural components and effectively identify potential hidden defects. We can map areas of moisture entrapment and delimitation due to environmental stress for many different cladding systems.

Commercial Roof Inspections – Infrared roof inspections are a non-contact and non-destructive testing method of finding active roof leaks before they become a massive problem. BDG’s inspections are fast, affordable, and can see the unseen and pin point anomalies beneath the roofing substrate. Our team can evaluate up to 300,000 SF of roof area in a single visit via our walk-over method, or millions of square feet with our aerial drone service.

Interior Building Inspections – Infrared thermography is by far the best method for the documentation of a water loss or water intrusion event. With our extensive knowledge and use of high resolution infrared cameras, we can quickly pinpoint the exact location of water intrusions with little or no physical disassembly of the premises and with minimal disturbance to the occupants.

EIFS Inspections – Moisture retention and leaks behind walls, over ceilings, and under floors is often impossible to detect until the problem is serious enough to become visible to the naked eye. BDG’s water infiltration analysis, pre-purchase and construction services provide moisture analysis of any structure with exterior insulating finish systems (EIFS) or stucco cladding to find excessive moisture content in the structural cavities and framing.
