Infrared Inspections in Tallahassee, FL

Infrared inspections by Building Diagnostics Group have saved clients in Tallahassee, FL and across the nation thousands of dollars by discovering costly hidden damage behind most commercial and multi-family building facades.

Building Diagnostics Group (BDG) is headquartered in Atlanta, Georgia. Our expertise in thermal infrared imagery, or infrared thermography, as well as infrared building science and water testing procedures, are invaluable to architects, property developers, insurance companies and others.

Knowing as much as possible about a building envelope gives prospective buyers and investors the critical information needed to identify costly hidden damage or to validate a sound investment, making infrared building inspections extremely cost-effective in the decision-making process.

About Infrared Inspection

Infrared inspection provides a means for viewing building systems under normal operating conditions to identify abnormally warm or cool areas that indicate moisture intrusion, insulation deficiencies and other energy losses.

Heat emissions are captured by a thermal imaging device (or thermal camera) that can detect the smallest changes in temperature of an object. As the heat moves outward from the object, the thermal camera “sees” it and translates the thermal energy (heat) into visible light in order to analyze a particular object.

Utilizing only high-resolution FLIR SYSTEMS thermography equipment, the highest quality infrared equipment in the industry, and several camera systems designed for different uses, the highly trained BDG team provides the most comprehensive non-destructive building investigations available today.

After inspection, the thermographer interprets the infrared data and provides clients with a comprehensive report. High-resolution digital images can be provided in a traditional PDF report format that outlines concerns found during the inspection and recommendations for proper repairs or can be uploaded to BDG’s cloud reporting platform to be viewed, annotated, measured and shared.

Case Study

Robert Scherer, President of BDG, presented and published a white paper on “Infrared Thermography for Exterior Cladding Systems” based on an inspection in Jacksonville, Florida, during which our highly specialized technicians discovered more than $1.8 million dollars in hidden sheathing damage in 18 of 25 multi-family apartment buildings.

The apartment complex had recently undergone a complete exterior paint and sealant renovation and appeared to be in above average condition. Although the renovations made the buildings appear new, our inspection found that this was not the case. Our final report gave our client, the prospective buyer of the complex, the ability to successfully negotiate repairs prior to closing the deal.

Of course, it is rare for any building to be in perfect condition, and hidden deficiencies can often be found in newer properties, such as unfinished roofing membranes; missing flashing or counterflashing; installation of the wrong HVAC equipment; improperly attached or insulated pipes; improperly installed electrical outlets and switches; and reversed or leaking plumbing fixtures, among others.
