Commercial roof maintenance is a vital part of keeping your property investment in Atlanta performing for you. When you need roof surveys or inspections, Building Diagnostics Group can help. We offer several types of roof inspection services depending on the roof type, location, and client needs.
Conventional roof inspection methods require a time-consuming grid-type contact search (capacitance testing) that involves drilling holes (core sampling) in the roof membrane.
Instead, take advantage of BDG’s non-contact, non-destructive infrared roof inspections that can provide far more accurate observations of the condition of an existing roofing system. We can evaluate up to 300,000 SF of roof area in a single visit via our walk-over method, or evaluate millions of square feet by utilizing our aerial drone service.
We are FAA-authorized commercial sUAS remote pilots with a current inventory of four drones specially equipped with high-resolution infrared camera systems. We are also FAA-authorized to perform nighttime aerial operations with an approved Daylight Operation Waiver under 14 CFR § 107.29, allowing us to perform aerial infrared roof inspections throughout the United States.
Walk-Over Roof Inspections
BDG’s visual photographic roof inspections use professional grade infrared camera equipment to capture high-resolution digital images. We can provide these images in a traditional PDF report format that outlines concerns found during the inspection and recommendations for proper repairs, or upload them to our cloud reporting platform which produces a large format stitched image or a 3D model that can easily be annotated, measured, and shared with other construction managers, building owners, or the appropriate repair personnel.
Aerial Infrared Roof Inspections
BDG’s aerial drone thermal infrared roof inspections are ideal for determining active roof leaks during due diligence of commercial or multi-family property acquisitions and can significantly reduce the time and expense of commercial roof inspections when compared to conventional methods. This thermal imaging service is performed just after sunset to detect warm trapped moisture under the roofing membrane. We can detect otherwise unobservable areas of water damage without requiring roof access or causing disruption to the occupants of the building.
Our Proven Process
After an initial telephone or face-to-face meeting, BDG’s trained professionals will document the goals of your investigation, prepare the equipment and team members necessary to achieve the best results, and create a brief, or “roadmap,” to follow when we are on site to keep us working efficiently.
We will send a team to work on site with you, make a clean sweep of the area, and document everything with our specialized equipment. Startling findings are usually available within minutes and may lead to additional areas of interest.
Back at our office, we will review and analyze the data and digital images we collected during the course of our on-site investigations and create a comprehensive project report that details the problems and faults encountered. Our reports also provide the technical details your vendors will need to fix them.
Our commitment to you does not end upon delivery. BDG will continue to ensure that your results are working for you for the long term by liaising with contractors and vendors, making ourselves available for additional consultation, and undertaking additional reporting and investigative work.
