Founded in 2002, Building Diagnostics Group (BDG) is an industry leader in the non-destructive detection, investigation, and resolution of water intrusions. Robert Scherer, President, is certified in Advanced Building Diagnostics and is an ITC Certified Level III Thermographer with more than 15 years of thermography experience in a wide range of applications.
Our highly trained team of professionals uses only high-resolution FLIR SYSTEMS thermography equipment with several different camera systems, including a Zenmuse XT 640×512 resolution radiometric infrared camera, each for a specific use and calibrated for specific targets.
We are FAA-authorized to perform nighttime aerial operations with an approved Daylight Operation Waiver under 14 CFR § 107.29. The waiver allows us to perform aerial infrared roof inspections throughout the United States.

Property Surveys and Inspection Services
BDG offers services in several different roles. We often work with engineering firms during the due diligence process of an acquisition. We are typically the first to inspect the exterior of a property, providing insight about the overall condition and the need, if any, for additional services to complete the due diligence evaluation. And many commercial and multi-family properties contract us to perform annual inspections to proactively protect their investments.
Commercial roof surveys: Aerial drone infrared roof inspections provide accurate observations of the condition of an existing roofing system. They are fast, affordable, non-destructive, and the ideal method of detecting otherwise unobservable areas of water damage during due diligence of commercial or multi-family property acquisitions. The BDG team can evaluate millions of square feet by means of our aerial drone service.
Exterior building inspections: BDG inspects building exterior wall systems for water intrusions that may have damaged the exterior sheathing and/or structural components, and effectively identifies potential hidden defects. Infrared imaging can be used for many different cladding systems, from single coat stucco systems, to Exterior Insulation Finish Systems (EIFS), to siding. These exterior building surveys are extremely fast and cost-effective. BDG can typically evaluate 10 to 15 low-rise apartment buildings in just a few days on site.
Our noninvasive service is the most cost-effective way to detect building envelope problems, moisture infiltration, and energy issues that are not visible to the naked eye. Upon completion of each inspection, BDG delivers a comprehensive narrative report of our findings with deficiencies identified, photos of the deficiencies to provide visual evidence of the building’s condition that can be viewed in digital or hard-copy format, and recommendations for replacement and repair.
